I am here today with Nikki, who has a business called lease options mastery, and we’re going to be looking at how Nikki has started and scaled her property business, and how she has used the art of negotiation her voice to become a leader in her field. Look, if you are new to this podcast, I highly recommend, after listening to this that you go straight back to Episode one and you start listening to as many of the episodes as possible, because I really show you how to go and make money, manage money and multiply money. So Nikki, it’s around 18 months in the making. Welcome down to the studio. It’s been, it’s been an incredible, incredible journey. So So look, take us back to where you was 18 months ago, before you first met me, I think it was at the Holiday Inn in Basildon, and I was running one of my three day speaker events with Adam Stott, and we had about 70 people there. And you came there with with your partner, Nick and but look, Where was you at that point, and what had you been doing all of the years leading you up to that event. That was an amazing event that was life changing, ever so slightly life changing event for us. So, yeah, awesome. It actually took us on a completely different trajectory, coming and being around you and with Adam as well. Before that, I hadn’t had a voice. I didn’t have a voice, and I knew I needed a voice to be able to get what I needed to say outside of me, and there was a lot of fear. So previous to being around yourselves and Adam, I ended up where I’d been around Tony Robbins for over 20 years now, and working at Billy’s teleprompter travel around the world, backstage stuff, and, you know, I felt really comfortable in my little backstage area and making sure everything was ready and nice and right, managing the team of people and they were going everywhere, whatever country we were in, I’d figure out where everything was, and my my place was in the Dark, okay, you know, because I didn’t have a voice at that time. And then I came and met you, Adam, before that coming over, and the change for me was finding my voice. But as you remember, you’ll recall what I was like. I didn’t have a voice, and I remember I froze, didn’t know, you know, I got called up. Adam said, like Nikki, you’re up. And I stood up, and there was nothing there. I was completely empty. And thank you for the coaching and the mentoring and being on the academy now myself and Nick can’t shut me up.
Well, it was, it was, yeah, you were called up to do part of your talk, and you did freeze, and I just said a few words to you, and then all of a sudden, it was like a light switching. What? Why? Why do you feel you spent so many years in the dark, 20 years being at Tony Robbins events, running his teams, you know, in your in your uniform, what? Why spend so many years in the dark?
And it wasn’t as I was, black trousers, yeah, black T shirt, you know, running stuff backwards and forwards on the runners team, heading all of that. Why? Why did I feel like a bit longer? It was fear, you know, it was fear that I couldn’t actually be what I wanted to be, the person that I wanted to be, that I knew was inside me, was too afraid to take that step. And I remember when I when you, when it was almost
like you got comfortable being uncomfortable. It’s almost like you was in your little box. And life was good, but you weren’t, then going outside your comfort zone. Hey, I got a lot of kudos, you know, like, still, do you know being part of that, that that group of people that go to the events worldwide, Tony, and being the teleprompter and being been around him for so long, that that for me, have been joyful. So
it didn’t so you felt good, yeah, it felt great, and you loved what you were doing. I felt amazing. You hadn’t reached your potential. Yeah, I fitted in into that so easily and so well. And I’m a good organizer. I’m a really good organizer. So fit into that role. It’s just that yearning that was in me for 14 years, you know, 14 years and not anything. And then when that when you coached me, and then when I finished speaking after you coached me, I remember Adam clapping and going, you, you’re a natural speaker. Nikki, yeah. And I thought, right, okay, I’ve got to do this. I’ve got to get myself out of the way, and I’ve got to be able to just push forward. I love what you said. They got to get yourself out your way and push forward. And you know, there’ll be people tuning into this episode that are doing good. They feel good, or maybe they don’t feel good, but they’re just coasting. And they’ve also got a voice inside of them. They’ve got a passion. They’ve got something they’re great at, they’ve got something they stand against, something they stand for, but they’re just not sharing that because of fear of what other people are going to think. And for those years, Nikki, when you were working alongside Tony Robbins and running great events around the world, what else were you doing?
Because you got into property at some point, and obviously, you know, I’m
a big one for property investing, so So you were running the events. But you also do you want to talk us through how property started for you as well. I had become divorced, I had two teenage boys, and I still continue to go and do the events for Tony. And so I was in the green room one day taking care of it, and we only had one other speaker, Simon, Simon Zucchi, and he said, What do you know about property? And I said, I did not know anything. He said, Do you want to learn? And I said, I really do. And he said, Have you got any money to invest? And I said, No, I’m got a bean anyway. My friend bought the course. And I was then the freebie, the buy one, get one free, right? Bring, bring a plus one with you. So I got the the books, the CDs, and that’s how my property journey began. That’s how I learned about property that was back in 2008 great that was. And then I was at another event. I think it was Robert Kiyosaki. I was taken care of that time. And I met this guy, and he said to me, got this, this property lease option deal. Are you interested? And I’m like, What are property lease options? Tell me about those. Well, you know, there’s no deposit, you know, and you don’t have to get a deposit. You can bypass a need for a deposit. There’s no credit checks. And you don’t, you don’t have to go through all the usual things that people have to go. There’s no mortgage until you’re ready. So, and I said, Right, I’m interested. I’m
interested, minimum cash in maximum profit out loads of cash flow.
Yeah, I mean, tell me more. And he said was 72 all in one go. And I’m like, oh, okay, that sounds like a really big, grown up number. And he said, Have you got some access to money? And I said, I have, actually. So I ended up, long story short, I ended up going and getting the access to money, taking on this property lease option deal, being the largest single investor in the largest single property lease option deal, 72 properties, houses and flats, one day, one deal, wow. It was, it was surreal going through it. And then everything we had to do, you know, to make sure everything was absolutely watertight and and no one’s an island. I had a group of people as well that I was working with, and I ended up being this UK record holder. And then Tony Robbins then spoke about me on stage at one of the London events. We had like 10,000 plus people. And he mentioned, very kindly, mentioned about how I’d gone from having like zero to then having this whole 72 property lease options and journey. Shout out from Mr. Tony Robbins, got me on camera, and I was waving, doing the Olympic wave, you know, as you do so that was, that was the whole thing about got me into property, and I took on in 2009 it was actually, we actually completed it, and it was a 6 million pound portfolio. It was just little flats, little house up in the north mainly. And so I moved up to Liverpool. I moved from London area up to Liverpool to run that whole portfolio, because I needed to not only learn more about the properties, but I also needed to take care of all of that and manage that all of that built a Power team, and then since then, buying, selling, trading, lease options, fantastic.
So you’ve been doing property for many, many years now. Was running with Tony Robbins. Came to my three day expert speaker boot camp. Joined me on. My Academy, and these last 18 months, it’s been like turning on a tap, right? So, so what’s happened since finding your voice? Yes, you’re still in property, but it’s much bigger than that now, and you’ve done some incredible things, haven’t you? So what, what was you hoping to achieve when you came to that three days? What was, then your your vision, and then what’s happened over the last 18 months, my vision of becoming a voice in the property industry, because lease options is a bit of a disruptor. You know, not many people know about it. I know, right? I know. And people think, well, how can you get a property when you don’t have a deposit and you don’t have to put a deposit down or mortgage and no credit Chester. They don’t. They just don’t get it. They don’t understand it, because people don’t talk about it. So people that do know, and they use them like we do, like me and Nick do. It’s very lucrative, and so it’s training people how to do that. When I came to your course, I did not realize the potential becoming a speaker. I did not realize the income of becoming a speaker. I did not realize the confidence. And I’ve got to tell you, it’s been a journey of almost healing for me, because I’ve made some mistakes before that, and nothing’s perfect in this world, right? We all learn, don’t we, as we go along. And so I had that come through me and go, this is actually really nice to tell people what the journey was for me, you know, so sharing your story on stage, sharing it and this has helped you deal with some of those losses and difficult times you’ve had in the past.
It has, it has. It’s been very healing to be able to speak about it, because obviously being in the dark for so long and then, and then being able to speak what I, what I, what I had as an expectation was very low on the course, because I was holding myself back. And then when you coach me, you and Adam coached me and Nick, that whole world just opened up. I could see the possibilities of what, of what I could do. And it was by having your guidance, Adam’s guidance, and obviously with with Nick being so good as a public speaker as well, he’s a natural. For me, it’s never been a natural because he’s the extrovert. I’m the introvert. And for people that are introverts, it’s such a lovely process to go through to become a speaker, because it gives you competence and confidence to then be able to go and do what you want to speak. So what was it so? So your outcome was, I want to impact the property industry. I want to go out there. And basically, you wanted to start teaching people how to go and find these incredible lease option deals up and down the country. So, so what, what did you? What did we do together to help you go and do that? So you gave me the confidence with the speaking ability. You gave me that level of confidence that took me right the way up to be able to show people how to do this and to be able to teach them and give them the confidence themselves and the competence as well to be able to do that. So when you teach somebody, if they’ve never done something before, and they learn a new skill, my new skill is speaking, yeah, okay. And doing that now for 18 months, and we do webinars every week, so I’m more confident and competent as every single week goes on.
So you now run webinars. We’ve got a three day boot camp. You You launched a three day boot camp. What’s that called? So that’s lease options mastery. So that’s Lisa’s mastery. You’ve now got a lease options Academy where you’re mentoring people through that process. Absolutely, you created a signature solution, so like a step by step process. Absolutely, what was that like creating that signature solution, your unique framework to take one of your customers from where they are now to where they need to go? What was that like creating that, and what difference has that made in your in your business?
Creating it was really great, because Nick and I sat down together and we worked out, what are the step by step process of what people need to do to be able to go and get these lease options, so taking them through those steps and then being able to implement that. And what it’s meant is, it’s meant that people can follow the process easily in a very simple way, and then they can go and basically rinse and repeat what we’ve done. Great so, and then they’ve got so you created a blueprint, and then also that made it easier for you to position it and to sell it as well, right? Yeah, because if you, if you can demonstrate to your client that this is a journey that you’re going to go on, it makes absolute sense for them people to come and buy the thing that you’re selling. And then implementation week is where you you started to really hone in your webinar skills and your stage skills talk us through that implementation week. Oh, God, tell you about implementation. I was so terrified. I was so terrific. And I got to the end of it, and I was, I was like, Oh, this is the best thing I’ve ever done, you know, because. I’d gone from taking myself out of the way, going through the process, trusting the process of learning how to do that, building the the whole signature solution by what you were teaching us, and coming out of there with a product coming out of there, with a product that I can use with Nick, that we can then teach people ourselves so that we’re able to for them to go and do it. And you know what the beauty of it is, I’ve got to tell you. And the beauty of it is, is that one of our students were talking to this morning. She’s doing now. She only started with us nine months ago, 10 months ago, she’s done over 16 million pounds worth of creative finance in less than a year, in less than a year so, and that’s thanks to you to having that voice. Yeah.
We’ve got amazing stories of how people are now taking lease options, using lease options where they didn’t have anything, yeah, and then they’re creating that for themselves. So by coming to you, learning how to speak, creating the product and the service, having that whole system that people can follow has meant that it’s replicable.
So let’s have a look at some of your results. In the last 18 months, you now do weekly webinars. You run your three day online training, and the reason you do it online is because of your family dynamic, right? And that and that suits him, with your with your lifestyle, what’s been, what’s been, some of those results from those three day advanced trainings you’ve done.
So you’ll remember when I spoke to you about the first one that we ever did. In fact, the first two. So my son being in a wheelchair and being very sick, he had actually been confined to bed the day before we went live on our very first three day. So ended up that we basically took a whole set over to my sons, and I was running this three day live online zoom boot camp, and Nick’s in the kitchen, and I’m in the other bedroom, and my son’s on bed rest, and and it was just the most amazing experience, because even though we had those things happening, and it had to happen for the next one, the following month as well, because he was still poorly. And so it happened that that we we realize that even with staff getting in the way, you just keep moving forward. You give a positive attitude, you have a can do attitude. And we ended up with 22,000 pounds in sales on the first 120, 3000 pound in sales on the second one. And it’s just kept on growing. Really fantastic. So so now we can see that we’re not only helping people to achieve their financial goals using lease options we’ve we can see for ourselves as well what is what difference is making? Well, you’re being paid in proportion to the value that you bring, and that’s the reality. And you’re bringing a lot of value to these people’s lives. You’re running a fantastic business, and you should be paid in proportion to that. So what impact has this had on your relationship with Nick, relationship with the family?
What does life look like now? What are some of the great things you’ve been doing over the last 18 months?
The impact it’s had on the relationship with Himself and Nick is obviously working together, living together, being married. So so it’s nice because we get to hang out together. So we go and have some fun together. We get to choose the time that we have, so we’ll always put our family time in the diary first. We’ll always put the things that are important to us in the diary first, because we don’t have that nine to five. You know, that’s gone now, so we’re now. The impact it’s had on us is freedom, yeah, to be able to choose, it’s had that impact on the family, both of our families, grandchildren, we spend we get to hang out with our families a lot more now, and so we’re able to do that, and I get to spend more time with my son. Obviously, he’s in a wheelchair, so that’s important to me, to run the business side of it, around him, great. So that’s given me a freedom as well. And financially is amazing. What have we done? We were in Thailand, yeah, with you. Came out on the retreat with us. You’re in Vegas with us next.
You’ve had some other holidays as well. We have indeed.
Yeah, we’ve just been looking at the the transatlantic Queen Mary. Oh, wow. Um yeah. Queen Mary, too. So you know it, it gives you a whole new outlook on life. And like you said, where you’re paid for what you know, what you what you can give the mentoring is fantastic. I do weekly mentoring, like you mentioned earlier, and we do a once a month, three day boot camp. Doing that training is fantastic, because the knowledge, I don’t know about how you feel, but the knowledge that I feel, that I’ve got over the years, over 15 years of being in property, there’s, there’s not many things I haven’t done with lease options. You know, you’ve done a huge amount millions as well. We’ve done over 10 million now. So in. Property deals between Nick and myself, and that’s over 15 years. So what we bring the knowledge that we bring the commitment that we bring to our students, we believe we’ve have a massive customer service for them. And do you know what I tell you, what’s really lovely? Oh gosh, I’m so grateful. Is the feedback from the students. Yeah. So that makes everything worth it. We’ve got five star reviews. It’s just so lovely to have and to think this has all come from getting on stage, creating your products, using your voice, putting yourself forward, no longer being behind the scenes. What would you say to anyone Nikki now tuning into this, that they know they want to turn their passion into profit. They don’t want to be doing what they’re doing anymore. They feel stuck. They’re not earning the money they want to make. They want to get out there and empower the world. But perhaps they have been in the background for 1415, 20 years as well. What would be sort of your words of wisdom to them?
I’ll tell you something that I did okay, that worked for me was I wrote, almost like a gratitude list. I wrote a list of all the things that I bring to this particular business. So for property lease options, what do I bring? You know, how do I empower people. What did they get? So I wrote that list down, because then I realized, wow, actually, I’m giving such a lot for other people. So that was worth everything to then become that speaker, because everybody gets a little bit of doubt, right? And I was saying to my students just a couple of weeks ago, I sometimes I read this list, I go back and I read this as like, that’s amazing. That’s the reason I’m doing it. You have to sometimes get yourself out of the way, and the fears and the doubts and, you know, some people, they just like too much in their head. And I was, I was one of those. And so you get that out of the way. And I read this list, and the students were like, Can I have a copy of your list, please. So it’s sometimes it’s just getting into your heart and knowing that you’re making a difference and actually talking yourself up rather than talking yourself down.
I think, I think if people tuning into this today, if all they can take from this podcast is talk yourself up rather than talk yourself down, because every single person does bring great value. We’ve all got gifts, and we’ve all got talent, and we’ve all got skill sets that we can bring in to helping other people achieve whatever it is you want to help people. Everyone’s got greatness in them, for sure. Everybody, yeah, love that. They just need to tap into it. They know it’s there. I knew it was there. They know in those quiet moments with peacefulness, and they go, I really could and should go and do that and speak about that, because that’s something that I have. That’s a gift, right? So just, just take your fears and your doubts out of the way, jump on the course, go and learn, follow the process, and then bring it to life. Great, great. I love that. And you know what? A lot has happened in 18 months. We’re going to do another one of these again in probably one year, or at least another 18 months, because I know you’re set for some really, really, really big things. How would you say me and assets for life? And we’ve helped you through the process.
It has been incredible.
Nick and I joke. We’ve got a saying about you and Adam, ever so slightly life changing. So that’s our little that’s a little joke for me, Nick, because you’ve made the difference. So you, you became the difference. That made the difference. Great. You know, you and Adam were such a catalyst for us that took us on a completely different trajectory, and even now, working with yourself, working with Adam, it is a joy. So absolute joy, working with both the teams, we’re able to brand ourselves as a business that I them, I never thought that I’d be talking about, oh, okay, I’m going on podcasts. I’m doing podcasts. I never thought I’d be having my own YouTube channel. I never thought that, I never dreamed that this would happen. So the difference that you’ve made has been huge.
Well, it’s been incredible to watch. Honestly, it’s been incredible to watch. Let’s be under no illusion. You’ve done the work, you’ve showed up, you’ve invested in yourself. You turn up to sessions, you’ve cracked on, you’ve tried things. Some things haven’t quite worked. Some things you’ve absolutely flown on. You are what we call a deal maker. And this is the deal maker podcast. So in your own words, in your own words. What does being a deal maker mean to you?
What it means to me being a deal maker is it means that I can choose. I can choose my life. I can choose how I do it, how I show up. I can choose every deal. It comes before me now as a property deal, great. I can choose everything that I do. And why do I choose? Because I choose, like you said about bringing yourself up, yeah, every single thing we do now is about bringing ourselves up. Great,
great. Yeah, looking after you. Because when you look after you, you can then be a really big, productive member of society.
So that’s a big thing there.
