Hey, in this podcast, we are going to look at does this property investment strategy still work in 2023? Does this property strategy still work in 2023? Well, that’s exactly what we’re going to be talking about in this content piece. My name is Liam Ryan. I’m a professional property investor and I’ve done over 28 million pounds worth of deals in just the last eight years.

So what is the strategy that everyone is getting their knickers in a twist over? That is the strategy of single let’s it is one of the oldest, most successful traditional property strategies you will find in this country and everyone is saying that the market is dead. Property doesn’t work anymore. The government are against landlords, there’s more rules and regulations. You can’t make money as a property investor. Well, I’m here to tell everyone that is saying that hey, up yours, because you do not know what you are talking about. Yes, it can be more challenging. Yes, there is no red tape. That is great news for property investors like me and you why it gets rid of the cowboys and the professional property investors stay in the game. Now, if you are new to property, you may know that there’s many different types of property strategies, single let’s rent to rent HMO, serviced accommodation, lease options, commercial conversions, land developments, there’s many different ways to buy property control property. But one strategy, which has always stood the test of time, that is the strategy of single legs. Now there’s the old way, the hard way, the slow way of building a multimillion pound property portfolio using this strategy and then we have the new way, the fast way, the way that is working right now in the UK, which most people do not know. But when you do know, and you follow the blueprint for success, you will become a player, you will become a top 1% performer, you can build a multi million pound property portfolio.

How do we do this, we follow a very simple process called the property freedom formula. This is a seven step process, a recipe that will turn you from ordinary to extraordinary professional property investor. Step one is mindset. Step two is funding. Step three is site finding. Step four is appraisal. Step five is planning. Step six is construction. And Step seven is the exit. These are elements that will enable you to get it right and find the best deals in the best location at the best price. And what we look to do within the freedom formula is follow the buy refurbish refinance process. So you buy something at the right price, you add value to that property via a refurbishment. So new bathroom, new kitchen, maybe you’re going to go into the loft, you’re going to do an extension, you’re going to do something to the driveway, you’re going to take it from two bedrooms to three bedrooms, or you’re going to do a title split, but you add value to that building. When you add value, the price goes up, and then you refinance with a mortgage and you’re then able to pull out all off or a good percentage of your deposits, and your initial investment capital for legals professional fees and the refurb. And in many cases, you’re then able to get a house for free. Yes, houses for free do exist by friends, because you pull out the money, you’ve then got a mortgage, you’ve got tenants living in the property, they pay the mortgage, and then you get your cash flow and typically on a single let depending on where you’re at in the country, you can be making net profit 3456,700 pounds per calendar month, you know, you have 10 or 15 of these in the portfolio.

Number one, you get your money back out at some point either on the first refinance or at some point in the future. Number two, you get capital appreciation in many parts of the UK and number three, you’re then able to get the passive income and you’re able to live off those rents single lead. My friends are not dead in the water, they are very, very much alive. But of course, you’ve got to get the right property in the right location at the right price and then you need to manage the portfolio, not treat it like a hobby, but manage it like a proper business, making sure you’re locking in on the profits, making sure you’re tax efficient, making sure you’ve got the right structures, making sure that you are reducing expenses, increasing profits, looking after your tenants, really giving them a five star service. This is how you’re going to get a great name. I love business, I love property. I love entrepreneurship. I really love to help people just like you get their foot on the property ladder and go and create multiple streams of income and why more than ever before. People need to take their life into their own hands interest rates on the rise, inflation, the cost of living, literally companies hitting the wall left, right and center RT artificial intelligence coming in and taking jobs. No one is safe, unless you control your destiny and it’s very simple, you’re gonna want to write this down income follows assets, my friends. So focusing on the assets do this part time initially, you can also use other people’s money, you do not have to use your own money for property.
