Hey, let me ask you a question. If I landed half a million pound into your bank account today. What difference would that have in your life, even if you’re watching this now and you’re a multi multi millionaire, half a million pound would make a huge difference. And if you’re someone watching this right now, when you don’t have enough money, you’re working too hard. You’re not an investor, you make money, you spend money, perhaps you’re worried about interest rates and inflation and the cost of living, and you’re grinding it out in some job or business and you have no financial security, you’re gonna want to listen to this. Because I am being deadly serious with you. Now, it doesn’t matter who you are, where you’re from, what your situation is, you can become a property developer, you can go and build residential houses that you can sell or keep. And you could make half a million pound from your first ever land development deal. How do I know this? Because I’ve personally done it and my graduates, my great business partners. We have been doing this for many, many, many, many years and we live on a great Island. We have one of the strongest property markets in the world and up and down the country councils planners are needing residential homes, we have a shortfall of nearly 400,000 homes per year. There’s not enough homes to house people. So the UK needs new developers. Now I’m not talking about being some big massive homes developer building hundreds and hundreds of homes. My first ever land development deal was priory Street in Colchester.

It was eight years ago, I’d never did a land development in my life, I used other people’s money and I built seven flats and two houses. I’ve then done other developments like commercial conversions and other developments doing made in head right now 26 units and a new build development and commercial conversion. The opportunity is out there. What I’m talking about is doing something relatively small at the start playing it Ultra safe, making sure it’s completely de risked bringing in a team of people professionals, like builders, and surveyors, and your tax advisers, and your architects and your estate agents and your brokers. This is what we do. We outsource and leverage other people’s time and experience to be part of your development team. So you can get that first or next development over the line. It is a lot easier than you think. So how do you do it, of course, you’ve got to get educated, you’ve got to get around great mentors. And there are really two high income generating tasks when it comes to residential development. Number one is finding the sites and number two is finding the money. And some of you will become really good at finding sites and some of you will become really good at finding money and sometimes you’ve got the money, you haven’t got the site or you’ve got the site and you’ve got the money. Hey, that’s just property investing. But as you get good as you build a team, you will have a pipeline of money coming into your property business. You will have investors queuing up at the door wanting to give you hundreds of 1000s of pounds. You will have agents and vendors literally wanting to sell you their land so you can create win wins. This is the big money strategy, my friends and I have now helped ordinary people.

You know, me and one of my great business partners, Andy, we have helped so many people get their first or next development over the line, people are making hundreds of 1000s if not millions of pounds. And the reality is the world is changing, the market is changing. I love all property strategies. I love single lens, where you’re making 300 quid a month passive income, I love rent to rent where you’re making 15,000 pounds per year per property. I love doing HMOs houses in multiple occupancy. But you know what, one of my favorites is land developments, finding small parcels of land in and around your local area. The big boys are not interested in this stuff we like to play at the bottom end of the market building on a site, two houses, four houses, five houses, making a round 100 to 150,000 pound profit per per house. So look, you build three houses, you could be making 300 grand profit, you build five houses, you the aim is 500,000 pound profit, build something that your local community needs, you can do this local to where you live, you haven’t got to travel around the UK, it can literally be on your doorstep, you can do this part time as a side hustle alongside your job or business. I guarantee you, after you’ve done your first development, and you bag yourself half a million quid you’re never ever, ever going to look back. Is it worth just giving it a go? That’s what I say to my graduates, surely it’s worth giving it a go and this is exactly what I did eight years ago, I’ve done 28 million pounds worth of property deals right now. I now own the UK is leading property business and wealth training organization, we’ve got a fantastic name in the business literally helping ordinary people get extraordinary results through this great strategy. So number one is finding the sites, right, building relationships with agents, getting out to vendors, doing letter drops, doing director vendor deals, and the second high income generating tasks is finding the money. So you can go out to development funders, they will typically give you 75 to 85% loan to cost. So let’s just say for example, to buy a piece of land to build on it with all your legal fees. Let’s say you’re in for a million quid. Well, the right type of bank that specializes in land development, they could give you let’s just say 800,000 on very low interest and then you only need to find 200,000 pounds of equity, which is your skin in the game, right? That’s your skin in the game.

So ultimately, that can come from your own money that can come from a JV partner. You know, there’s many, many ways in which you can raise that money, and you start doing no money down deals. And let me tell you this, it’s a game changer. There’s more money in the world than ever before. They’ve been printing billions of pounds of it over many, many, many years now, people have got cash, they’re sitting on crappy stock shares, ICERs pension products, their businesses are doing well. They need to put their money with somebody that they know like and trust. At the moment, you’re just the world’s best kept secret. You just don’t know what to say to an investor today, you don’t know how to structure a deal. You don’t know what to talk loud to look for. Maybe you don’t know how to analyse a deal. You’re not quite sure what to say to a Power team member? Maybe you’ve had no experience. Maybe you’ve been working on the tools. So what do you do? Follow a simple process to get the deals up and running. It’s called the property freedom formula. I’ve been mastering it for eight years, it’s being responsible for 10s of millions of deals seven simple steps. One is mindset, two is funding, three is site finding four is appraisal, five is planning, six is construction, and seven is the exit.
